Since the launch of the pre-reservation campaign for plots in the upcoming new city of Massoumbou-Diwom, MAETUR has seen tremendous enthusiasm. In just one month, demand has far exceeded expectations.



The Littoral region—driven by Douala and its surroundings—alone accounts for over 82% of all requests, demonstrating a strong desire for credible alternatives to the congestion and constraints of the metropolis. Among these requests, 71% concern the acquisition of plots for residential use, highlighting a pressing need for housing in a more organized, secure, and sustainable environment.

Two key factors are driving this momentum: MAETUR’s solid reputation as a public player with nearly 50 years of recognized experience in urban development, and the guaranteed land security offered to all buyers. Every available plot is fully serviced and complies with urban planning regulations, with all legal documents provided at the end of the process.

On payment terms, for the upcoming reservation phase, MAETUR plans—based on requests—to implement a flexible payment mechanism that accommodates all potential buyers. In fact, 71% of respondents favor this approach. Nevertheless, 10% of requests indicate a preference for full upfront payment. This clearly illustrates the project’s accessibility to a wide range of socioeconomic profiles. This progressive mechanism, designed to facilitate property ownership, reflects MAETUR’s inclusive vision.

The pre-reservation phase is still ongoing. Interested parties are invited to complete the online form, allowing MAETUR to tailor the offer to actual needs (plot size, budget, intended use, etc.). The form can be accessed via MAETUR’s WhatsApp link or by scanning the QR code below.

Two key stages will follow:

 

1. Reservation with personalized and tailored offers

This second phase is the actual reservation stage. Individuals who completed the form will be contacted directly by MAETUR’s technical and commercial teams. They will be presented with a concrete plot proposal (location, surface area, estimated cost, payment schedule) based on their expressed needs. This phase is crucial, as it initiates a support relationship between the buyer and MAETUR, including the possibility to request adjustments or opt for another land offer. This ongoing dialogue is based on transparency and aims to secure mutual commitment before any legal formalization.

 

2. Final acquisition with strong land security guarantees

The third phase is the actual acquisition. It occurs after the buyer validates the personalized commercial offer by making either a down payment or paying the full amount. At this point, MAETUR activates all legal, cadastral, and technical processes to secure the acquired plot. Unlike many private offers in the informal market, buyers here are fully protected from disputes, overlapping claims, or customary land issues. MAETUR relies on its status as a public institution mandated by the State to ensure the full legality of the process—further strengthening buyer confidence.
