Nsimalen-Yaounde: MAETUR unveils 360 new residential plots.

The Urban and Rural Lands Development and Equipment Authority, better known by its French acronym MAETUR, has unveiled 360 plots for sale at Nkolnguet along the Nsimalen road. 

The lots, which range between 250 and 1,500 square metres, was made public recently by MAETUR officials.



This was during a site visit showcasing the ongoing development works. 

The location sits approximately 15 minutes from the city of Yaounde via the Yaounde-Nsimalen motorway. The land, grouped under the name Nkolnguet Community Lands, spans a surface area of 23 hectares. 

According to the project presentation, work is still in its initial phase. The said stage focuses on installing potable water supply lines, laying out stormwater drainage channels, executing roadside gutters, and preparing the routes that will later be fully paved. 

The layout of underground canals and pathways is also underway, forming the structural base of the new residential zone. It emerged from the site visit that after completion of the first phase, construction activities are expected to continue next year. 

The rollout plan indicates that the commercialisation process will advance alongside ongoing works, enabling buyers to begin securing plots while development continues on the ground. 

MAETUR’s commercial services have already opened access to several parcels. Interested individuals can consult the lot plans available at the agency, which display the distribution of infrastructure, configuration of streets, and detailed measurements of each parcel.

The project’s structural design includes provisions for an organised and regulated urban settlement. The residential plots are intended for the construction of homes, with building rules established for each zone. 

These include specifications related to construction height and uniformity to ensure adherence to the overall development framework defined for the community.

According to MAETUR, further stages of work are planned to complete the road networks, utility installations and other essential elements required for full operational readiness. 

As development progresses, MAETUR will continue coordinating plot allocation, site planning and infrastructure installation across the entire 23-hectare stretch. 

The Nkolnguet project forms part of the agency’s broader land development activities aimed at expanding structured residential zones around the capital.
